Hi folks,


- A little over 12 years ago I bought a small apartment in Spain using a small loan from my Credit Union and mostly using a mortgage from a Spanish bank.
- The mortgage is over about 2 years; there hasn't been any funds transfers from my Irish bank a/c to my Spanish bank a/c in about 2 years.

So, while technically I may not be a FTB ... If I present myself to an Irish bank looking for a FTB mortgage, how would they know that I was or was not a FTB?

They won't have one clue about the Spanish property unless you tell them. If you own it outright I'd be telling them nada about it.
 
My wife had bought (and sold) a house with mortgage before we met. I had never bought.

We went looking for a mortgage. I asked the lady in the Bank of Ireland if were we FTBs or not. She didn't know, and didn't care what we ticked on the form.

Ticking FTB would certainly raise less questions with the underwriters.
