After 28 days do I have access legally

Again I know this is a common porblem at the moment with late/no rent payments but I have a couple of follow up questions.

My tenant hasnt paid rent in 2 months. I have adhered to the 14 day late letter and after getting the run around for 2 weeks I sent the 28 day notice letter to vacate the property. The tenant is not contactable by phone as he has changed his number. My queries are:

After the 28 days if I have not heard from the tenant can I just assume I can access the property?

I am registered with the PRTB but they are not very easy to contact, I obviously wont have any new address for the tenant so how do I persue a legal case in getting the arrears paid?

Any advice would be very much appreciated
 

Emergency abandonment.

If it was me I'd be in there asap.

If push comes to shove you could say a neighbour called you to say there was trouble near the house and thinks it might have been damaged.

Get in there

In future call every month to get your rent in cash (make sure they have a rent book and fill it in every time you call) don't have it going into your account.

When someone knows your calling they tend to be better behaved.

Regarding the arrears I doubt very much you'll be able to do much about them.

He is still living there!!! I have been told by the PRTB that if I access the property without notice then I will be in breach of something or other!!! It seems perfectly reasonable to me that I should be able to enter the appartment however because tenants have their rights (which is ridiculous!!). This effectively is stealing as far as I am concerned, he is effectively living off me and I feel like I am going to work to pay for a roof over some spongers head, there is nothing I would prefer more than to get in there and leave his belongings on the street and more.......

Anyway following my rant..... I have to comply with the 28 day eviction letter and wait until the time is up. If I go in any earlier then I could have problems getting rid of him completely however if I act within the boundries of "the law" then if I encounter problems in the future they can be dealt with. My question is that I have complied with all for PRTB what if I get in there in 28 days and he is still there?
 

Sorry to hear the sponger is still there.

Lodge a claim with the PRTB against him for rent unpaid, not that it will get you anywhere.

Bar that I have no answers for you.

I hate the PRTB most landlords do.
