Affordable housing clawback

Hi just wondering if anyone can help me out with calculations with the clawback from the affordable house.
I want to sell my house but I’m trying to find out how much I need to pay back to the council. I bought my house for €165,000. original price was €245,000. Recently got my house valued at €250,000. I’m in my 14th year living here. Can anyone figure out what I need to pay bk. thank you

You got approx a 32% discount to market value.
The full clawback would be €80,000
You get a 40% discount for 14 years living there so I make it €48 k clawback.
 
Thank you for your reply’s. Have anyone heard of or is there a such thing of a affordable home house swap.
 
Hi, I know this is an older thread but wondering if you went ahead with this? Or if you have an update? I thought that the clawback ended once you passed 10 years in the house as it worked as an incentive not to sell too early.
 
Hi I was told by the council that if I sold my house for €250k I would have to pay the council €55k and if I got more for my house the more I would have to pay. I was hoping to that the clawback was for ten years but unfortunately it’s 20 years
