acquiring deposit from landlord

Sorry guys..another tenant seeking advice on acquiring their deposit back..

Is there anywhere (outside of PRTB & citizens information websites, on which I have found nothing!) Whuch states that a tenants deposit has to be returned via bank transfer, from landlord?

We moved out over a week ago. Landlord, in presence of me & 2 others verbalised they were happy with our cleanliness & maintenance of the property & that they were happy to return our deposit in full the day we exited the tenancy BUT they could only return deposit per online bank transfer, as this a new rule set by PRTB?

No sign of deposit in the last 7 days, just daily emails demanding paint touch-ups by us (on barely scuffed walls & other small things like that) - today i had to go to the house to wipe a toilet seat & remove some branches from garden, or my deposit would be retained !!??? I kid not about the toilet seat

Am i entitled to ask for my deposit in CASH, once i provide a receipt for same?

AFAIK Cash is the default form of payment for any debts. Unless your contract says otherwise, I think you're entitled to insist on it. If landlord cites security concerns, you'll be happy to meet at the landlord's bank

If you're in the property again, take loads of photos. This sounds like the manner of payment isn't going to be the real problem.

There is nothing that states the way a deposit needs to be repaid. This sounds like a landlord trying to find reasons to keep your deposit. You'll probably find yourself talking to the PRTB.

Seagull I think you are right - We returned the house mid-way through a fixed lease term (at their early request, as they needed to live in it themselves, there was a break clause within contract, so I have no issue with this).
However, since the day we have moved out a week ago, we have received (several) messages a day from the landlord, with ridiculous demands, which if not met, merit the retention of our deposit (which is equivalent to 2 months rent, not the standard 1 month).
Claims that small items are missing or damaged, which we both know vehemently to be untrue, but we have replaced so far to the tune of €130, to prevent them retaining far more than that amount from our deposit.
There was no inventory presented by them, nor signed by us, at any stage of our tenancy, so we really feel we are being scammed.

Ok, I will address the deposit issue with them again, stating no such PRTB rule exists, and that as we paid her cash deposit, we are entitled to our cash deposit returned.

Bank transfer, cheque or cash would be the normal ways of returning a deposit which should be repaid "promptly". As there was no entry inventory combined with an exit inventory, in a case brought by you with the PRTB, the landlord could be on a sticky wicket in proving that either the items existed or that they were damaged by you.

I would suggest that you advise the landlord that unless your deposit is with you within 5 days, by any of the means above, you will be making a claim with the PRTB for the unjustifiable retention of the deposit.
