2nd hand house structural survey

hi

just a few queries re this

1 how much should a structural survey cost for a second house

2 is the engineer that does this then liable if anything serious goes wrong or will they just caveat everything in the report

3 is the original architect/engineer who passed the house on building in any way liable given that the house is only one year old

4 also house has homebond guarantee - is this actually worth anything in practice

* homebond is for major defect. Its value is questionable

Why do you expect out of a survey for a house that is only 1 year old?

that is an interesting thread - i didnt know that builders are liable for 6 years after - obviously useless if builder isnt any way reputable or have some assets. we are paying over book deposit today and i intend asking for certificates for original house build which shoudl show builder/engineer etc - am i entitled to receive copies of these for a second hand house

in relation to the house there are some unattractive cracks that i want to get surveyed first but just wanted to establish who if any one could be deemed liable if it proved to be serious
