Hi everyone,

I’m considering buying a home around Ballymakenny Road/Ballymakenny Park in Drogheda and would really appreciate some advice from people who know the area.

How is Ballymakenny as a place to live? Is it generally considered a safe and quiet area, particularly in the evenings? Are there any particular issues I should be aware of before buying there?

I’d also potentially rent out one spare double bedroom in the future. Does anyone know what the demand for rooms is like around Ballymakenny/Linenfield? If you’ve rented out a room there, did you receive much interest and roughly how long did it take to find someone?

I’d especially appreciate hearing from people who currently live in or around Ballymakenny.

Thanks!

I don't live in the exact area you're enquiring about, but I live in the general Drogheda area.

The area seems to be safe, given the number of people I see walking, cycling, etc in the evenings.

Things to note:
At the moment there is nothing but houses in the area - there are no shops or other facilities nearby (a small retail centre was planned, but objection to planning seems to have delayed it considerably ). Local schools are already full, the town has a GP shortage.

There is a cross town bus service, every 30 minutes during the day, hourly in the evenings. Biggest issue with the bus is its failure to turn up from time to time.
If you drive to work, it's convenient for the M1 motorway, but you will pay a toll.

If you hope to commute by train, the station is on the other side of town, 3-4 Kms away. Crossing the town at rush hour can be a nightmare.

I have seen rooms for rent in the new estates, it isn't too far from the hospital, so there may be demand from people who work there.

There is still a lot of building going on in the area, with the associated dust, noise, roadworks, etc.
