Return to office - but I want to remain fully remote

Respectfully disagree. Why give that extra time to your employer over your family, health, hobby or side business? Public sector contracts are not designed to incentivise working extra hours. But even in the private sector, stop giving your time for free is common advice to struggling small...

    Istanbul

I was there around Paddys Day in 2018 and thought it was a good time to go. High season hadn't begun yet so hotel rates were very reasonable and we had no problem getting a restaurant booking. Security was very tight in the airport with multiple luggage scans, I remember thinking this would take...

1 meter high wall to front of house in estate.

Have you asked the Council what they roughly see as acceptable boundary treatment? If so what details did they give you?

Can't afford family home - should I invest instead?

Finding a permanent job is key to getting mortgage approval. If you secure a permanent job, you'll have 1 year probation so put your savings in an interest saving account with the likes of Raisin as soon as you can. Otherwise, there are semi-Ds for €180-200k in Waterford City on the market...

    Adjoining property river bank erosion

    1. From the screenshot it looks as though the landowner on the opposite bank is also the landowner of your side of the watercourse. The red dotted pattern indicates that their property is registered with the Land Registry. Next step is to pay the €5 for the folio details on landdirect.ie and see...

Can you use the licensee rule to keep your property without a tenant for 2 years?

From my reading a licensee type rental situation would either be Schedule D Case I (income from a trade) or Case IV (Miscellaneous Income). It looks as though occasional bookings would be Case IV whereas intention to run a licensee rental as a business would be Case I. I'd be interested to see...

Right of way - new road

You're welcome. If you want to see an example of what I mean, check section 7.3 of the inspector's report for PL08.309182 on the Ann Bord Pleanala website, it does appear that in the last few years councils and ABP are trying to wash their hands of right of way matters where possible.

Right of way - new road

Engaging in the planning process and objecting is the right move. However I have seen examples where the council (and then An Bord Pleanala) washed their hands of the private right of way issue saying it was outside their planning remit and was a civil matter. In case that happens here, I would...

Private sale of a house between two parties?

My understanding was that this fair market value test only applies where there is a clear relationship between the seller and buyer, e.g. parent to child. I don't see how you can pick up a bargain off market if it applied to all buy/sell scenarios. Let's say you are a buyer and go sale agreed...

    Registry of deeds search

Its probably the case that the two registered with the PRAI changed hands since the rule came into force about all new purchases being registered with the PRAI. The remainder haven't been bought/sold and as such haven't triggered that requirement yet.

Irish Water replacing backyard service connection

This is good news for you. Those shared drains at the back are a nightmare if something goes wrong. Imagine a neighbour upstream flushing wet wipes that end up causing an overflow in your garden. Irish Water won't touch these problems as they're on private land. Whatever your concerns are, it's...

Title Deeds - have Land Certificate only, how to replace missing support documents

I don't have experience of this but as a start could you pull the original development planning permission from the council archives? You can then make a copy of the relevant parts related to the garage extention option. These would be useful for any certificate of compliance you need down the road.

    Septic Tank/Soakaway issue

Good luck with it, if you're laying new piping I'd recommend a specialist operator (someone associated with a business that sells the tanks) for the reasons previously mentioned. They'll do a better job with gradients and flows that some earthworks fella. I can't post a link to the page...

    Septic Tank/Soakaway issue

Honestly I don't know if it would solve the issue entirely but if it was possible it would be a cheaper solution and would protect the septic tank. A lot of the time with the soakaway it's the gradient of the pipes as oppose to the receiving soil. It's a skill to get the effluent to spread...

    Septic Tank/Soakaway issue

So it sounds like the tank is working ok but gets flooded by the soakaway? If that is the case have you looked into a non-return valve between the soakaway and the septic tank? If it comes to doing a big job on the septic tank, have a look at the new grant scheme that came in last year. I don't...

Does that mean that if I gave a colleague a lift with me to a site/meeting, my insurance won't cover them?

Are Single Public Service top ups even worth it?

Ent, I'm starting to think the same way. I actually inquired about how I go about making additional payments at work in October and they said nobody else had even asked yet (approx 400 staff) so I don't think there is that much interest out there.

Are Single Public Service top ups even worth it?

Hi All I'm in the Single Public Service since 2018 and immediately set up a PRSA AVC with Davy to allow for further contributions. It was an easy decision at the time as there was n pathway to 'buy years' in the SPS at that time. Fast forward to today and the mechanism exists. Now I'm wondering...

Neighbour employing workmen on our property because they claim a right of way

I actually considered the fact that I was assuming it was a man and then thought "it's always men obsessed with land" That's me told!
