Hi there- My (little) brother has just put down a deposit on a 2 bed in Belmayne - any thoughts on whether this is a good development or not?

Hi - just realised didnt leave much information. He paid 345 for a ground fllow 2 bed unit (dont think he should have gone for ground floor TBH). Belmayne is recently launched in Balgriffin and set to be quite a big development...

Hi - I know that there is going to be a lot of development in this area. Shannon Homes launched a new phase in nearby St. Samsons yesterday. (2 beds from 345K). As far as I know, there is going to be major investment in the adjoining Fr.Collins Park and there is going to be a new dart station nearby by 2008.

Hey there. I have bought a two bed as has my friend and loads of locals. This whole town is going to be cool. Shannon are brilliant builders and finishers and we got great inclusions in the price. If you think about it we have nothing to worry about to the left or right of us as there can be no development there. Father collins park is to be park land and amenities so no worries on whats facing and down behind on the hole in the wall road is clongriffen. They are great apartments with good layout. what type did you bro get. All anyone can say is that it's close to Darndale. What isn't.
Heard they are knocking campions down and rebuilding it in belamyne town centre. the dart will be a bit away though it is to be located between beaupark and the coast but there will be full bus services through belmayne and by a bit I mean about five minutes drive.
So excited.

I doubt if they are knocking Campions down afaik it is a listed building (it used to be a coachhouse).

I have heard they are knocking a newer part at the back and building a larger pub and restuarant at the back and keeping the original structure as a "oldies" pub.

It is still a family owned and run pub. Nice pint......

Didn't know that. Sure they said the same bout the elphin for the coast.

Hi there, anyone checked our The Belmayne and northern cross developements? If so what did you think of them. Would you reccommend them! Thanks a million

hey - didnt realise there was so much going on in the area- sounds very exciting. Only downside is traffic going into malahide / portmarnock will be much worse :(( Think he got a good price in the end, he got the last at 345 and app. they are all at 365 now.

did anyone go out to the launch (next phase i presume) of belmayne last weekend, i was thinking of taking a trip out there this weekend and was wondering what it is like.

have the prices gone up much since the last phase. i was looking at 4 beds and was quoted from 515k when i called with not much more info offered. I wonder would I get a garden for that price or is that too much to ask for these days!!

went out to have a look last weekend. The prices were:

∑ Three Bedroom Houses (approx 98-145sq.m.) – from €420,000 to €520,000
∑ Three Bedroom plus Study Houses (approx. 128-135sq.m.) – from €485,000 to €540,000
∑ Four Bedroom Houses (approx. 133-188sq.m.) – from €525,000

The houses were quite nice, no apartments on show. Some of the bedrooms i felt were a little small in the 3 beds though the 3 bed with study had a lovely master bedroom.

The four beds were all quite spacious and the large one on show had his & hers walk in robes (though the interior design of that particular house was a bit ott).

All had gardens but definetly not on the large side.

One really good thing is that they come with a choice of kitchens (with appliances) and you get to choose from a selection of colours for the rooms and you get a garden shed as well which is quite good.

I am about to buy a 4 bed West facing back garden in Belmayne. The show houses were very impressive and they totally sold the place for us. I'm a little worried about the apartment above us.

We are currently living in a ground floor apartment and have gotten used to the people living above, although it was a bit of a shock to the system, as we were there for 6 months with no one above us and then it was stompy city above!

Our new house has a two bed apartment above and I am wondering what the sound proofing situation is? Are they allowed have solid floors?

Has anyone moved into their house yet with an apartment above them and if so can you hear everything or is it not so bad??????

Wouldnt be too keen on paying 500K for a 4 bed house to have a 2 bed appartment above me to be honest. But you could get a great neighbour. Whatever you think yourself i guess, no right or wrong answer

Hi there, did you go ahead with the sale have you moved in to your house yet? How are you finding the apartment above is the noise level high? Looking at buying a 4 bed myself (J1 type) my only reservation is the apartment above and the fact that they are timber frame. Would appreciate any feed back u have.


Hi All, I am thinking about buying (a 4 bed type J1) in Belmayne off the Malahide Road but am a little concerned about a couple of things.

1. Most of the houses have apartments above. I live in an apartment at the moment but its concrete built so the noise levels are ok. Belmayne is timber frame. Does anybody think noise levels will be high?

2. Anybody know what the story is will visitors parking?

3. Any other thing I should be concerned with?

Theres plenty of free visitor parking dotted around, Ive bought a house but theres wont be an apt above me so cant help you on that front!

Hi there, we bought a 3 bed house first phase type D1 - I very much liked the layout of the house - giving living room to the front of the house and the kitchen (which is the largest room in the house) nice layout to the back of the house open plan with breakfast bar - the stairs are done nicely - they have a showhouse for this type - we were lucky because the house we chose was already built when we put down deposit - moving in the end of Jan - I must say LM Developments are brilliant - anytime we had any problem it was fixed straight away - they finish the houses very well - I like the area cause its more down the Malahide road end - near campions pub - and also its near all amenities ie Tesco - Fresh - also near M50 and not far from nearest dart station - though I would recommend raheny if you wanted to leave your car there - basically your paying for being near everything really. The promotion for 2nd phase on monday gone was excellent - with celebs coming down for the night - the marketing suite looked fantastic - with champers etc no expense spared.

Hi everyone,

could anyone tell me whether Belmayne apartments are timber framed? Is there any other developer engaged apart from LM ?
