Hi,

Has anyone heard of Title deeds having only one mortgagee's name on them although they have a joint mortgage underwriting?

Yes if the lender agrees to it. The person whose name is not on the title deeds will need to sign additional documents and a solicitor should advise them of the consequences of doing this. E.g. a parent may go on the mortgage with their son/daughter but the title can be registered in son/daughter's name only.

The mess that I now have is I always thought my father was a guarantor on my mortgage, but he is not. He is a joint mortgagee with no Title deed rights.
Do you, or anyone, know if this is then the same as the guarantor role?
Is there really any difference?
