The price we paid for the house is what it is worth now, it hasn't risen or fallen in value.

Out of interest, can you clarify that point? Do you mean the house is right now worth 380k? or 410k ? or 390k as you said before ?

We put good floors, tiles, carpets, blinds, all bedrooms and bathrooms decorated beautifully, really nice lights all over the house and we have decked part of the back garden, still not finished.

Please don't take this as being cheeky or rude - I'm sure it is really lovely - but buyers may not have the same taste and may not see those things as worth 30k.

And if you move, would it cost you 30k again to get the new house the way you like it and looking as nice?

Also, half-finished decking would be a negative, not a positive IMO. I guess you will sort that out before you sell tho.

Is there any scope for extension / conversion? Rear or side extension / garage or attic conversion?

That way you save the transaction fees (I know it will be a hassle tho, but so is moving).
