It depends on what type of tenancy is in existence.

Briefly,
Fixed term: You will have to wait until the fixed term has expired before you can "reclaim" your property, unless you can "buy out" the lease from the tenant. If the fixed term is close to its expiry, it would probably be easier to serve a Notice of Termination during the fixed term but that notice should expire no sooner that the expiry date of the fixed term - if you understand what I mean.

Part 4 tenancy: You can serve a Notice of Termination at any time citing the reason that you require the property for your own use (provided that is what you want) and giving the correct notice period which increases the longer a tenant has been in occupation.

You may not realize that once a tenant has been in a property for 6 months, he acquires the right to remain in the property for a total of 4 years without signing any new lease.

If you originally had a fixed term agreement as that subsequently was renewed, then your tenant has a Part 4 tenancy.

If the owner wishes to move back into the property, those are valid grounds to terminate the tenancy with appropriate notice.

But not if it is a fixed term agreement That is a ground which is only valid for Part 4 tenancies, unless there is a suitable break clause.
