Evening All,

Just wondering if anyone could give me an approx quote for a structural survey, 1200sqf, 1970s bungalow. I just need a rough idea on what prices to expect?

tbh, it depends partly on where you are located.

An architects (or engineers) condition survey takes about a day between carrying out the inspection and writing up the report, and is the standard report needed by banks etc.
It is 'non invasive' which means the inspector will not be poking around looking under carpets, or testing wiring etc.

These reports can be practically useless or can be filled with useful advice with regards to what needs to be done and highlighting possible problems, depending on the experience of the surveyor.

So as well as the price, you should ask about what the report will contain. A thorough report can often be used as a bargaining tool to lower the purchase price by far more than the additional cost of getting a proper report done.

A good survey will broaden the consideration of the property from the relatively less onerous compliance with whatever regulations or bye-laws were in place when the building was constructed and may make useful recommendations as to how best to bring the thermal performance of the building closer to current standards.

This is not an off topic comment - all buildings offered for sale or let should have a Building Energy Rating Certificate and it is important that this rating is thoroughly assessed by your surveyor or that you separately retain a BER assessor to review it.

Simply accepting bald assurances about the thermal performance of a building is not good practice.

Competent legal and building professionals should be asked to advise in Real Life with rights to inspect and issue reports on the matters at hand.
 
An experienced professional with full professional indemnity insurance should provide full details of the current structure, ie structural condition of all walls, floors & roof. It should alert you to possible problems - rising damp, dry rot, wet rot, woodworm infestation, movement cracks etc. The age and condition of the existing plumbing and electrical wiring will depend on the age of the house.

Get at least 3 quotes from experienced professionals.
