Is a structural survey needed for a new house?

What does it typically cost for a 3 bed semi-d?

Can anyone recommend an engineer in Galway?
 
Does it come with [broken link removed]? Shouldn't need it if it does. A snag list would still be needed.
 
According to the EA it comes with Homebond alright. By the way how do I verify that?

Am I paranoid for still wanting a structural survey?

But as far as i know they are some major T&Cs. (which are not listed on their website by the way).

There is a limit per claim per house and per builder as far as i know (one builder could have repeated the same mistake over hundreds of houses).
i have emailed homebond for a copy of their T&Cs.

An engineer cannot limit their liability, so if there is a problem with a house that they didn't pick up you have somebody to claim against. (just make sure they have adequate professional indemnity insurance).

I am an engineer, but i have still paid another engineer to survey the houses i have bought for the comfort of their PI insurance.
