Stamp Duty on site?

Hi,

Would appreciate if someone could clarify the following for me:

We are close to agreeing the purchase of a site for a one off house with FPP. The price will be €200k.
Its my understanding that under the changes to the Stamp Duty rules in Budget 07, when buying a house, first €125k is exampt from Stamp Duty, and remainder is at 7% (I believe). Does the same rules apply to the purchase of a site? Thus will my stamp duty be €75K @ 7%, thus €5250?

no sorry the changes only apply to residential property and a site is not residential

Are you going to get a contractor to build the house or will the site seller build it for you?? Just asking as it can affect the stamp duty.
