snagging and property management in Budapest

hi there i have bought a 2 bedroom apartment in district vii in Budapest and have had a bit of trouble with the snagging of my apartment. is there anyone out there that would have any information as to a reputable company that snags apartments in the city?

Also i have heard there are many property management companies in Budapest and that a lot of them wouldn't be the best to deal with so i'm just wondering if there is someone on this forum that has an apartment in Budapest and have a good property management company to represent them ?

and lastly does anyone know where to find a company that does a high quality furnishing thats done very tastefully in Budapest?

I gather one has to be careful about mentioning names on this forum, so I will send you a PM about the architect whom we used for snagging. One of the most thorough reports I have ever seen. We actually got him through the property management people who are a sister company of the developer, but that did not affect the integrity of his work.

As for property management, our apartment is not yet let and this is not the best time of year for it. I will post further when it happens. We went for the furniture package provided by the property management company. It will be bland, but bland seems to be what renters want if my experience in Ireland is anything to go by. They add colour and character with their own personal stuff.

There have been posts on this forum about another property management company which charges less and offers more and I will name names in my PM.

This may be part of the reason why your property isn't renting at the moment. Renters in Budapest don't want blandly furnished apartments. The standard should be very high and tastefully put together. There's no point skimping on a few nice accessories to make the place look more friendly. The rental market is strong for well-furnished properties. Last week, I rented one of my company-owned apartments at quite a high rent after only a three day gap between tenancies.

I don't use a management company, as I'm based here, but in my experience, it can often be better to use a specialised tenant finder as well as a mgt. co. It costs the same overall.

Budapest, I will bear this in mind, but another problem is that it is just a one bed and I think it is easier to let larger apartments.
 
It's not really easier to let larger apartments. Nicely-furnished one-bed properties are also popular with tenants.

I have several properties in Budapest, they are all managed by Central Properties, they do all the work for me.
I find them very efficient and trustworthy, which is very dificult to find these days in hungary. i have been with 2 other companies and although central might send me reports late and rent deposits are not on time every month, i feel very comfortable with their honesty - i feel there is always someone there to talk to in very good english and the manager is very professional.

I am also looking for advice and suveryors who may be able to assist me in carrying out a snag list on my property which is due for completion.

Or - you could try to do what I did - found a long term tenant based on furnishing it to their tastes (my agent did it - not me personally).

They say you need to replace furniture every 4-5 yrs, if the tenant likes the furnishings that they had a say in choosing then they are more likely to treat them well. I'd bet that they would be happy for longer to stay in that apartment.

Change the tenant with the furniture - unless the tenant wants to stay more than five years - then maybe an update of the couch and bed would be required.
