Section 47 Agreement - Solicitors Fees.

Hi

I am in the process of purchasing a site, the solicitor gave me a quote for his fees etc. The site is one of a cluster development, which requires a section 47 agreement to be entered into.

The solicitor has now said that it will cost more to draw up this s47 agreement as there are futher fees involved in registering the agreement etc as well as his fees. I am awaiting updated breakdown of quote.

Has anyone had previous experience of section 47 agreements? Are there registration fees involved with them?
 
In 2005 ( height of boom) we bought a site and had to enter into a Section 47 agreement; The costs were as follows

Cost of buying site:

Legal Fee €650.00
Photocopying €50.00
VAT €147.00
Search €85.00
Comm Oaths €22.00
Land Reg Fee €375.00
Land reg costs €85.00
Stamp duty €4,000.00
Total €5,414.00

The Section 47 Agreement was issued by a Solicitor nominated by the County Council (being the usual practice) and the fee here was €130.00 which was paid over in 2007, when build was ready for occupation.

As I,ve stated previously , these costs were at the height of the boom !
The stamp duty will differ, rates and bands might have changed and it being based on price paid.
