Rental of House Query

Hi,
Have a house which is currently advertised for rent and have received a query from a couple who will live in the house but will be running some courses from the house on a weekly basis. The house is in a quiet area so shouldnt affect anyone but am concerned as regards public liability insurance. THe couple indicate that they have public liability but wondering if I also need to have publilc liability insurance.

Any ideas ??

A standard Lease Agreement prohibits any form of commercial activity taking place on a rented residential property.

I's say you hit the nail on the head when you referred to public liability.

Perhaps you could stipulate that they take out specific insurance which would become part of the Lease Agreement?

you would also need to get planning permission to change the use of the house from private dwelling to commercial premises.
