mortgage outstanding 150
house value 360+
have no debts have 20k savings - salary 26k - rent a room income 5.5k a year
after a career change crisis for want of a better description
i was unemployed for a good portion of last year (7mth) am now in a permanent
employment 7mths

idealy i would like to buy a site (120-150k) to build with a view to
selling my house
with repayments of 700 pm ... an option possibly but doubtful go interest only
on current mortgage + interest only on price of site
similar to a bridging loan

but as things stand I would be looking toward getting a mortgage of 140 to cover
the build after sale
am i going to be looked on very unfavourably by banks
 
As you are in a permanent position and with your current employer for 7 months you shouldn't have any problems getting a mortgage. Your P60 for last year will probably be quite low, but as long as you can produce payslips & a salary certificate showing your current earnings, backed up by lodgements to your current account you should be fine.
