Reducing Price following surveyors report

Hi, we have gone sale agreed on an 1960s semi that we really liked. We made an offer at the upper end of our budget.

However we have just got a surveyors report that has a few issues.

Chimney needs flashing, some dark stains on roof timbers.

Lintels above front windows may need replacing in the short term. steel is corroding Lots of rust spots appearing, neighbouring house windows seem to be worse - more rust.
Windows are fine double glazing pvc and can be reused.

Large cracks and water marks in bedroom ceiling, Surveyor thinks they happened because a new water tank was installed. Old steel tank still in attic.

Garage has been converted badly, flat roof - bad job. not leaking yet but watch this space. large crack on front part of garage beside neighbours garage.
Front part of garage is now a room - bad sloping floor.

House was rewired at some stage but old wires still exposed. should've been boxed off.

We really like the house, our kids are in the local school/creche. We have sold our house and are living with parents.

We have large crèche/afterschool costs so have no money to do renovations. We have just cleared credit cards, credit union loans and do no want to get in debt again. (other than mortgage debt).


Last similar house in area went for 25K less, it needed a new central heating system, (old gun barrel) and re-wiring.

We had only factored in getting a new bathroom- bath for kids as existing bathroom has shower.
Do anybody know what costs are involved in doing repairs/renovation. If it's a large money pit should we just walk and wait for another cheaper house to come up.
Do you think we should reduce our offer?

I think that says it all. That is the upside plus you are probably getting more room size than in a more recently built house

The downside is the works. You probably saw the bad garage conversion, water marks and cracks when you viewed the house originally so, in a way, you had sort of factored in expense.

You certainly can ask for a reduction in price but are there other people looking who will match your original offer?
