Planning permission question

I am in the process of building a sunroom that is approx 12msq. Next on the list is to put in a concrete shed in the garden approx 25 sqm. This shed will be used for storage and a study.
My question is do I now have to apply for planning permission for the shed, given that I have already used 12sqm of the 25sqm limit for exemption?

no, a rear extension is different from a domestic garage...

you can build up to 40 sq m of a rear extension, and you can build up to 25 sq m of a domestic garage, exempt, once all conditions are met...

Does the area of garden used and/or remaining affect the size of extension that can be built without planning permission?
