just wondering if anyone has gotten a mortgage with just one of your names on the mortgage but both of your names on the house deeds my reason for asking is I am not a first time buyer but my partner is can this be done ?

If so we would only need a 10% deposit as she will be taking the mortgage out in her name only but place both of our names on the house deeds.

Any suggestions ? Thanks

It would make no sense for the lender to do this. If you are both on the mortgage, they can chase you both if you don't pay.

Unless her income alone was such that they could grant her a mortgage in her own right.

However, the lender can make some exceptions to the 20% rule, so ask them.

Hi Brendan

She would be able to get enough of a mortgage on her own buts wants both of us named on the deeds not the mortgage

You will need lender to agree to this. It can be done. Lender will probably want indemnities/personal guarantees from you and will require that you obtain separate independent legal advice from a solicitor who is NOT your partners or the solicitor handling the purchase.
