Non-Resident Landlord Withholding Tax reforms

I'm surprised the Law Society has not sent a directive to solicitors.
They probably did but because it came into vogue during Covid, some solicitors may have missed it back then.
There's no difficulty once their clients are honest.

If my sister is my collection and she goes into her ROS or myAccount on the Irish revenue site, and then she selects the Non-Resident Landlord Withholding Tax (NLWT) section. Does she pay the monthly rental income using my PPS number or a new PPS number?

As has been said many times, this set up seems crazy. It is not feasible to ask the tenants to do this and I am not comfortable to ask a family member or friend.
So .... at this stage it seems I have two options ......
- My accountant says to just go onto 'My Account' and do it myself each month, which I would do except for the statement that the agent must be resident in Ireland. Also, because I am late to get myself organised, do I just start doing it from this month and submit a regular return in October or do I pay the backlog to last July ?
- My other alternative is to use an agency, I have contacted 'Red Oak' who says they will act on my behalf for a fee but I must submit returns through them.

Under the old system we pre-payed our estimated tax liability for 2024 with the 2023 return
Under the new system I presume we do not need to pre-pay for 2025 ?
If so can we use the 2024 'credit' as part payment.
