Mount Symon, Clonsilla

Hi all, I am interested in a 4 bed semi in Mount Symon, Clonsilla. It is on the market for €465k. Does anybody know what price it is likely to sell for as my budget won't stretch much more than that! Also, does anybody have any opinions on this estate?

Good Estate, near the train station, but train is like mobile sardine can from Clonsilla station during commuting times.

Traffic has improved considerably in the area with recent improvements.

Lived here for a while and found it to be a very nice estate. Lots of families, professionals and a few rented out houses.

Very close to the train station and while you will never get a seat its better than it use to be.

My neighbour's house was sold in July for somewhere between 460 and 465. Can't remeber exactly. 4 bed.

Don't know if the market has moved much in the last few months.
