Mortgage advice for my situation

Hi,
What I want to do is pay off the remainder owed on my parents house by remortgaging on my place.Ill need to get €100000 approx so the total mortgage will be €260000.What is the best mortgage around at present for a term of 35 years.

Not sure if they'll be liable to gift tax of 20k on that. If you pay their existing mortgage for them, you might be able to negotiage a better rate and you can give someone circa 10k p.a. tax free, thats 20k for 2 people. I'm not an expert so some others may know better..
