I am close to making an offer on a house, but there is something I'd like some opinions on. I will be a cash buyer. Up 'til recently I assumed it was best to keep this to myself; I thought that if the estate agent knew that I was a cash buyer that he'd assume I'd buy for a higher price than if I was using a mortgage (i.e. that I could always get a mortgage for the extra bit, if you catch me drift).
However, after reading Carol Tallon's Irish Property Buyers' Handbook, and after watching Desperate House Buys on RTE, I get the impression that it's better to reveal that I'm a cash buyer as it will be a faster sale with less memo-tennis.
