how much would having P/P add to a sale price?

Hi all,

I own a 3 bed end of terrace house in D12. I am thinking of selling, and was advised to look into the possibility of getting planning permission for a seperate house on the side to add to the sale price. There are quite a few in the area with double extensions, and new houses on the side site similiar to mind.

My question is if the house is currently worth c.€450k, what would you expect having P/P for a seperate 3 bed house on the side would add to the selling price?
 
The Plot valuation we got for a garden site with PP similar to this in Commuter belt was 65K for us. I'd say Dublin would be more expensive, hope that helps
