How much to offer?

Have wiewed a proerty with a €295 K asking price EA said seller would be likely to accept €265K works in the building trade things are going slow for him house is an investment property which was let until recently. EA thinks seller is quite desperate to close deal as is unsure of wha'ts around the corner for him workwise. What should my opening bid be? Is EA using €265k asking price as a carrot to hook potential buyers into a bidding war?

Offer 230k and see what happens. Put a time limit, say 2 weeks on your offer. Say you are looking at a number of similar properties.
