How much are simaliar properties selling for in the same location?

How large is your disire to own the property?

If the answer to all the above is a positive refection on the property then, I would offer the asking price of maybe 5k below.

Its you choice and you need to way up the pros and cons.

Yes I really want it! but to be comfortable in mortgage term would be looking at around 240k - would it be unreasonable to offer 20k less?

In the current market I would certainly offer at least 10% less. I'd actually offer 15% less so you've room to negotiate.
 
Ive heard from a family member that this guy needs a quick sale and would accept around 245k.

What would be the best figure be to offer?
 
If you want it and you are happy with €245, why not go for it?

it is impossible to pick the bottom of a market fo rbuying or the top for selling.
 
offer 235 and if you can,say that you can complete as quickly as possible

I would second this course of action, but you would have to act quickly.
 
Just to let you all know they wouldn't accept 235k but have agreed a price of 245k.
