House jointly owned with father. Want to assume onwership

Hello all,

As an after effect of the boom I find myself in shared ownership of a rental property with my father.

House value: EUR135k
Mortgage: EUR180k
Mortgage rate: Tracker with AIB - 1.4%

It is a nice house. It rents very easy. The rent covers the mortgage.

Long term the negative equity will be cleared and there may even be a bit of money to be made.

My father doesnt want the hassle of dealing with the house, tax etc.

Is there anyway I can assume 100% ownership of the house and full responsibility for mortgage etc?

The big thing for me would be to keep the tracker rate.

Are there any options for me to assume full legal ownership of house and keep the tracker rate?

All advice would be appreciated.
