gift land without a solicitor

Can anybody advise how to do this step by step if it is possible without a solicitor ? The quotes I have been getting are 1,500 to 2,500! Land is in Leitrim so I know I have to deal with the Land Registry Central Office Chancery Street Dublin 7. I have the deeds and it is from father to son.
 
The Law School ( Law Society) will happily sell you their two part Conveyancing Manual ( used by Students and by Practitioners) for approx. E160. You could potentially by using that and the Land Registry Rules (1972) put together your own Contract, Requisitions, Declarations, Transfer, Tax Clearance and Form 17 and everything else needed to properly investigate and transfer good marketable title. I would'nt if I were you. I'd pay a solicitor who comes recommended to you to do the job properly.
