Getting estimate for work needed on property before putting in offer

Considering putting in offer on a property but it needs some work (Convert oil -> gas, replace kitchen, replace some windows, change fireplace etc)

Problem is, i havent idea how much it would cost to do all this work and

How could i find out how much it would cost to do all the work before putting in offer in or could i put offer in and have survey give me estimate of cost to do all this work - as would like to reflect cost of this work in offer i put in

If you have a read through some of the threads here on these jobs could you possibly get a ballpark figure.

i worked in house sales for years. you are entitled to bring a man in to estimate the work needed to be carried out. there were always people doing this.

It would be no harm to bring a builder with you to have a look and see what they have to say about the work involved. Don't shoot me but perhaps the asking price is already at a keen price to reflect the work that needs to be done?
