First Time Buyers Relief

I am a first time buyer and I was wondering If I take out a mortgage with someone who already owns a home how it will affect my first time buyers relief if I wanted to buy on my own at a later stage. In particular, if I take out a commercial mortgage, will this affect my ability to avail of first time buyers stamp relief when I take out a residential mortgage for my PPR?

If all joint buyers are not FTBs then they are jointly considered non FTBs. If you bought in this way you would lose your FTB status even though you never benefited from it.
In particular, if I take out a commercial mortgage, will this affect my ability to avail of first time buyers stamp relief when I take out a residential mortgage for my PPR?
Not sure if/how commercial mortgages might affect your FTB status.
