Enginnering costs for extension and renovation

We are doing a fairly extensive renovation of an existing build plus an extension, estimate 180k. Requires some structural work to the gable end of the house.

We have the designs finished and have filed for planning.

We were advised by an friend that we should engage a structural and civil engineering consultants for a number of jobs such as structural design and calculations, Construction drawings and full specification, prepare tender documents.

Also we would need them prepare commencement notice and all documentation/calcs/specs of for Building Control, we would need 10 site visits and issue certificate of compliance with planning permission and building regulations

Is all this needed, apart from a qualified builder and if so could anyone guess at costs for this?

Who is overseeing the builder to ensure all the building regs are being complied with?
 
No one contracted to do that so far.

Could/should the civil/structural engineer do that?
 
Who did the design?
What happens if what is granted FPP for can't actually be built: cart before horse maybe
How did u arrive at 10 site visits?
They normally follow the work schedule so no fixed number as such, if job is complex may require more.
How big is extension?
What structural work on gable?
 
Family friend, who lives abroad, did the design. Not involved now.
Not complicated design. Easy to modify plans if there are issues with planning.
10 visits were suggested by a friend in the business who reckoned that is what would be needed to get certification for building regs
Extension less than 40sqmtrs but because tehre was previous planning granted we need to apply for any extension.
Gable wall taken down and that's where the extension will be added. Longer roof line. New gable wall constructed about 4 meters out.
 
We just received a quote for 5k for

Does that sounds reasonable?
 
I think that's good, there's a fair bit of specialised work involved as well as professional time, etc. An architect would usually take up to 10% of the building costs as his/her fee, but you would still need an engineer to sign off on lots of the work.
 
Thanks, 5k is cheap as the 10 visits could cost 3k of that.

< than 40 sqm at 1,500 is 60k so where is the other 120k being spent?

Not much design on knocking out a gable and extending roof line: standard building work so interested in where all these structural designs calculations are needed.

I hope I'm ok to jump in on this thread, if not I'll start another.

We are starting off the process of doing similar gable end extension, albeit ours will be bigger, 75 sqm, 2 storey. We have a pretty good idea of the design we want to implement, we have architect drawings for same from some time back. We have always struggled with the idea of an architects fee of 10% of build cost - could we just engage with Engineer to do the full drawings and manage the PP process, oversee the build and sign off? My preference would be to use a QS to do the project management and tender docs side of things. Would that work?
