cork investment

Thinking about investing in cork city any advice appreciated. Already have one investment property in the west doing ok. Looking at doing this as a long term investment. i Can release equity from investment property so finance not an issue. Looking at spending about 300-320K. What kind of rent can one expect. It seems to vary quite a bit. obviously want to buy best value but would go higher for better rental returns.
My other option is to go for Mallow (home town). Rental market quite buoyant but don't attract cork city rents obviously. Still property there possibly better value? Any advice?

Have a 2 bed apt in Frankfield in a very small complex. Getting €1100 a month. All the other 2 beds are getting between €1000 and €1150. It pays for itself really.
