At what stage in the buying/selling of land process does the "search" process occur?

Is it the buyer's solicitor who conducts the search?

Is the search prompted by documents/maps given to buyers solicitor by the vendor's solicitor?

Yes it is the buyers Solicitor who orders the searches and it is done at the end of a sale or if you are buying a new build it is done when you pay the site stage payment (i.e when you buy the site). The Searches are answered by the Vendors solicitor and this is part of closing. A search will normally include a search on the property (Land registry search) and also a judement and bankruptcy search on both the vendor and purchaser.
 
A purchaser would be well advised to do a planning search in advance of purchase also i.e. at offer stage - to find out if there are any major roads planned or very large developments for the area.
