Applying for planning - warehousing

I currently own a piece of land close to a motorway interchange. At the moment the council are unclear as to what re-zoning may be planned in the area. The area is not close to any current re-zoned land but - to my mind - is ideal for warehousing-type development.

Can I initiate or apply for this type of planning permission or are there reputable planning experts who might assist with such a plan? Or would development on a relatively large-scale such as this require re-zoning?
 
Depending on where you are you or your architect can apply for a material change to the zoning of the area. You would normally go see your planners in a pre-planning meeting and if they agree that it would be a suitable place for such a development they can put your application before a meeting of the relevent city/county council for a change of use. These happen at regular intervals and can often bet little more than a rubber stamp if the planners are in support
