Already have affordable home and split with partner

My friend is going through this with a property they bought in Finglas some time ago, they decided that they wanted to seperate but now they dont know what happens to the house they purchased through the SO/AH Scheme.

Do they have to sell the house, or does one person have to buy them out? I was looking on the forum for answers for them but couldnt find it anywhere, perhaps someone can point me in the right direction so I can best advise my friend.

I went through this with my ex. It is possible to buy out the other half. However you have to prove to the council that you are capable of paying back the mortgage by yourself. If not, it's a no go. Don't know about selling. You might break even or you might end up owing. It really depends on whether one of them wants to stay in the house.
