Best Dublin city location w/kids under €420k

we are currently looking at Cabra get the impression we should narrow it down to old cabra and wondering if there is anywhere else pretty close to the city centre we should consider. We have one lovely baba so want some garden and nice local kids.

Hi

guaranteeing nice local kids is a tall order in any part of Dublin to be honest.I think you need to visit areas in your budget and get your "own feel" for the area.

Prices are shooting right up so not easy.

Old Cabra is quite nice alright, so do have a look there.

East Wall/North Strand areas have a mix of young and old so may be a possibility.you may be lucky and get an apt with good gardens in IFSC area too.

I'd put in your budget into myhome,minimum rooms and see what it comes up with. I wish you good luck, not an easy task these days near city centre.

that's a bit of a slander on Dublin kids! Considering I'm planning to raise one I might even get offended in advance ;)

If I were you I'd have a look at Marino. Granted not many houses are under E420 but with the current slowdown you could bargain down a few. Great community, quiet roads, surrounded by fantastic schools for boys and girls, good links to city centre. And lovely childrem goes without saying...
I've walked past a 3 bed terraced selling on Brian Avenue, south facing with garden and (2 parking spaces in front of house). . Its in a bit of a state right now but I reckon with some TLC and a few bob spent later on on nice extension out back, it could look lovely. As it has been on the market a good while, I reckon they would be open to offers. (btw, I have no connection with the sellers whatsoever).

culchieindub - what a sweeping statement, to say the least, unhelpful to op and totally biased.

Apologies to op - i don't have helpful advise just object strongly to the above statement.

I agree about Marino if you find a house within that budget, but also some two-bed properties in Drumcondra and ex-corporation houses in Whitehall would fit your criteria. Larkhill is a nice estate with comparatively good prices for the area. I prefer it to Cabra as it seems more settled and there are more amenities in the area.

Don't know the area but I had been looking at marino on myhome maybe they will drop into our league must take a gander around the area, thanks.
Whitehall I thought was no nicer than Cabra and further out so wasn't that tempted, maybe it is nicer. Looked at Drmcondra too and estate off homefarm road, drove around it but haven't heard anything about it.

I'd agree with previous posters suggested re: Marino & Whitehall - I'd prefer either of these areas to Cabra, but thats just a personal view.

What precisely are you looking for? Is it that you want to live as close as possible to city centre for a particular reason or that you want easy access to the city centre.

If its the latter, you could probably get a house in Harmonstown - near Dart station - within your range. As its surrounded by up & coming or already good areas (Raheny, Artane, Killester, Clontarf), and on the rise on the methaphorical league table of Dublin areas, you'd probably do ok.

Some great schools in the area including many who feature highly on the league tables. Near the coast and walking distance of St Annes Park.

P.S. most estate agents market Harmonstown houses as either Artane, Raheny or Killester for snob value. Harmonstown is one of those areas who's name is on the endangered list as surrounding areas names sound better.

good lord, harmonstown, we saw a house last year on ribh road and we couldn't wait to get out of it. It's so rough a fella on the street asked if we were gospel people which I took to mean we looked like nice neat mormons or some such. To put this in perspective neither husband or I are crustys but we're not well aquainted with an iron either I actually wanted to ask the estate agent was he serious. The house was as you say listed as Artane.
We want to live near the city centre because we like it, like having tens of cheap restaurants to choose from rather than the one local €20 for a pizza joint. That kind of thing. I'm not convinced though we don't need to face reality and accept we can't afford the city centre and start commuting and eating pricey pizza.

was looking in and around cabra last year also, found some of the roads a bit dangerous for kids and houses a bit too tatty for our liking the reason its so dear is because its very close to town, we settled on Meakstown just up from finglas and it suits us its a very child friendly respectable area with parks and quiet roads and the houses are much modern than cabra, and its still 5 miles from city centre its under 420 and good value IMHO and in the current market you could be look to underbid,

Is Meakstown pretty much Finglas? Not a fan of the Finglas myself, no where nice local to go.

guaranteeing for me is 100% and no I couldn't do that in 2007 Dublin. I live and work here for more than a decade and can't 100% guarantee, no.You can just hope there are a good share of nice kids in your area that your families can grow up with.

Even last w/e I was in a "millionaire" part of Dublin,smashed windows at train station, smashed phone box, graffiti everywhere, underage drinking, so no area is 100% free from problems.It is the truth not biased against Dublin as do like it a lot but problems exist everywhere.

Whitehall in my opinion would be a lot better than Cabra, Very settled area with every possible amenity on your doorstep and several bus choices to travel into city centre also.

foxylady do you think whitehall is nicer than old cabra or are you including west cabra also?
fly I've viewed that house on quarry road, it's really nicely done up, old features new kitchen etc but it has little more than a patio for a back garden which is quite a minus for me. Had a offer on of €404k when I viewed it.

moneygrower, I'd say Whitehall is slightly nicer than Old Cabra. Its ex-corporation houses also tend to be bigger, with better gardens and tend to be slightly cheaper. However, its major benefit is in terms of the amenities in this area (schools, entertainment, shopping, airport, nearby restaurants/bars, etc.) as well as the future metro line if it ever arrives.
