All this talk about 'land'. I assume we are talking about a back garden here. The term 'land', to me, implies acres of space not a postage stamp piece of green as seems to be implied if the original Poster is living cheek by jowl with the neighbour...

Won't the pungent odours of your delightful cooking that have been wafting unchecked out your open kitchen door for 30 years (and I'm sure the whole neighbourhood appreciates them) not mask any possible potential or imagined smell problems?

Failing that you could install a large fan in your doorway to blow the noxious gases out (I'm reffering to his gases not yours). That will teach him to want to ventilate his bathroom.
