when should a snag list be done and who should do it?

hi,

we are in process of buying a house. No money has been passed over yet only the deposit. we are to sign the contracts in a weeks time. We have discussed a price with the builder to do some of the carpets,tiling etc. None of this has been done yet, and the kitchens not in yet. We havent picked out anything either. The builder is saying the house will be finished once the money is through.

This has being a long process, and we have been waiting ages to get the call to sign the contracts. I am just wondering when the snag list should be done? And could we do it ourselves? or get an experienced person?

we dont know alot about house buying,any advice would be great

The Snag list is normally done, when the builder says the house is finished, i.e. the kitchen, fireplace is in, painting is finished. It would be recommended that you get a professional to do this for you, as it is amazing what you could miss, and you will never get the builder back once money has exchanged hands. Also the builders will nomally not allow snagging until after the contracts have been signed.

In relation to the extras these also will ot normally be completed until contratc are signed, as you and they can pull out at any stage before then.
