I have serveral cracks about 3 mm in our house, homebond say they need to monitor it every 6 months. Their guy just uses a ruler to measure the cracks.

How should this be done, is measuring the cracks with a crack ruler sufficient, i would have expected a gauge to be installed accross the cracks.

any advice.

Thanks for the reply. this device looks like the correct way to measure the cracks.
I will post photos later on. Is it ok to post them on this website?

Thanks

Homebond only cover structural failure, I believe Homeband have a narrow interpretation of 'structural'.

Structural and smoke penetration/water ingress because of structural defects. More information can be found here:

so what is a structural defect?
a 4inch wall developes a 3 mmcrack through it,should that be covered.
also in the other corner of the wall one can feel the movement where the blocks have moved.

could this indicate foundation failure?

what youve described is the symptom of problem...

The whether or not its structural is the diagnosis. You will not know this for sure without professional assessment.

The idea of monitoring the cracks is to determine if they are due to settlement, which will stop at some stage, or land movement, which may not.

When the exact cause of the problem is determined, then a course of action can be prescribed to counter act it.

Hi engineer, I'm in a similar situation to yourself, ongoing monitoring by Homebond. I'll PM you with some more details. I'm finding the whole issue very stressful and would be delighted to swop stories with anyone with an expertise in this area!

For everybody's info "telltales" and info available from www.avonguard.co.uk
