Value of house with tenants in-situ

I'll be selling a house shortly as Executor of an Estate. I know of someone who is interested in buying the house for investment purposes, at the moment there are excellent tenants in there and they are keen to stay long term, house value approximately €410k, rent per month €1,200, with the tenants in-situ, furniture and basically everything left intact how much extra if anything would you expect to get for the house?

If the current value is €410k and the annual rent is only €14.4k then i don't see an investor buying the property with the yield so low, so unfortunatley i don't think the tennants add any real value to the property for that option, i would suggest getting the property independentaly valued first (it would probably be best to get at least two or more valuations) and then talking to all parties and deciding whether to try selling the property to an owner occupier or hold on with the current tennants in situ. The main benefit of the current tennants is the extra option you can give the parties involved.
