can anybody advise as to what the range of costs are for this legal service?

I assume there are cos. ( solicitors hardly do this and go to an outsource???) that do it on flat rates and take the risk on the chin on how easy or difficult any particular search is.

You'll have to be more specific. Is it registry or deeds or land registry? What are you looking for? To see if there are charges or other burdens registered against the property? To see if there are any judgements registered against the owners?
