Title Deeds still not in my name

My husband and I are ready to start building on family land. Planning granted and all that. The thing is the land is still not in my name and won't be for a few months. It is a long winded story but basically my deceased grandmother still owns the land and a grant of probate is pending in order to transfer it to my mother's name and then onto me. My question is whether or not a bank would give me a mortgage or do I have to wait until land is fully in my name. Also anyone know how long it takes for a grant of probate. If anyone was in similiar situation I would really like to here from you. We can start the build with proceeds for the sale of our house but my husband is understandable unwilling to do this.
 
Bank will lend money if solicitor will certify title.

Solicitor can't certify title until deeds are executed into your name,

Deeds can't be executed to transfer into your name until grant is extracted.

Grant can take anywhere from 3 months onwards depending on how complicated, how much of a backlog in gov offices etc.

Should you go ahead and start building anyway? Is your mother the sole beneficiary and do you trust her enough to risk your money?
