Title Deeds release from AIB

Long time lurker and first post here, apologies that is looking for help.

We are in the middle of a mortgage provider switch to avail of a new fixed rate of 1.95% with Avant. My new lender requires the legal documents and title deeds to be with them by the 8th of July. If not with them by then, we will lose the new mortgage rate and the savings associated with it.

We have AIP and all other documents are in the correct state and ready to go.

Below is a timeline of the requests and responses to date:
  • 10th May - My solicitor first requested title deeds.
  • 31st May - AIB requested payment for release and payment was sent the same day.
  • 13th June - Solicitor sent follow up request
  • 20th June - Solicitor sent follow up request, AIB requested that QeD form be sent in. Solicitor sent QeD on the same day.

I rang AIB this morning and they advised that it could take up to 4 weeks for the title deeds to be released, if not more.
From the Law Society of Ireland website, it states that the agreement between lenders was for a QeD to be processed within 10 working days.

Does anyone know of some way that I could expedite this process or put more pressure on AIB?

I've sent an email this morning to [email protected] explaining the situation, but I doubt I will get a reply.
