Timber frame v block for extension

Wondering what the pros and cons are of the two options. Timber frame doesn't seem any cheaper but will be quicker and lighter, but most crucially it would prevent potential issues with needing to underpin foundations according to the builder, which apparently would be a big and expensive job (anyone know how much roughly?). Is there something I am missing?
Looking at a 20m2 extension to a terraced period house.
 
What does your structural engineer advise?
They didn't like it too much mainly because they say it's not as durable. But he changed his mind once he spoke to the builder as he saw he is experienced and doesn't want to drive cost up for me... (it isn't cheaper than block)
