Tenants moved out, house filthy

Good evening,

I'll keep this short, save on the boredom factor.

We had tenants that just renewed for their 2nd year (via an agent) in Aug, they were social welfare so dependant on rent relief. 4-bed semi in Dundrum, immaculate when they moved in.

Late on numerous occasions with rent but never not paid. Gave notice due to budget and welfare constraints but then moved out overnight within that period.

Hubbie went to view property today, carpet in living room so bad needs replacing (agreed with agent), kitchen applicances filthy (fridge and oven particularly bad), broken immersion dial, living room table destroyed, kitchen table badly marked. All carpets beyond filthy, hoover has disappeared.... there is more.

How much goes to wear and tear? My sister viewed this evening (to calm my hubbie down) and is ranting worse than him now. I am calm and trying to see the bigger picture.

We had been prepared to give the deposit back based on the agents description (less 250 for living room carpet albeit an expensive carpet has been ruined there is a cap on what you can ask for etc) but now both my hubbie and sister are saying no way.

I have never ever left a rental property in anyway other than cleaner than when I got it but that's me.

Any suggestions?

Making it simple, the immersion would be classed as wear and tear. The remainder should be knocked off the deposit if there s enough to cover the damage. Take photos immediately of anything that is damaged as this will probably go to the PRTB. Relax, at least they are gone.
 
I hate to ask - but have you looked in the atic??
I had a tenant who moved out before christmas - house was reasonable clean so I returned her deposit. we decided to check atic because the last tenant (5 years previous) had left loads of bags of kids clothes up there - this time we had the household rubbish. It was unbelieveable, milk cartons, empty bean tins, bread etc etc. Another bag was full of her medicine - her name was on about 25 different prescription bottles. Other half had to stop me just dropping everything up to her new address.

A friend just had a problem tenant leave. The tenant stripped the house, he took everything including the light bulbs.
 
Lots of bulbs gone too, checked the attic, it's fine. Hubbie going to do a full report, taking pictures and apply the reasonable costs so when it does go to the ptb we should be covered.
Thanks for the input, joys of being a landlord I suppose, we've always been really fortunate with tenants.

Have you made sure the electricity was originally transferred to tenants, paid and then re transferred to you again ??
