Tenants lease ending in 1 month - need to hand in letter?

Hi folks,
Just a little bit of info first....

Tenant's 6 month lease is set to expire in 1 month. They want to now do a month-by-month lease which is a no-go, but i'm offering them another 6 month lease. I gave this option to the tenant but haven't heard back from them.

Just to play it extra safe, I want to give written notice that their lease expires in 1 month, and if they do not with to sign a new lease that they will need to make the apartment available for viewings etc. (once notice is given), OR, to sign the new lease (which i'll also send through their letterbox) and get it back to me ASAP.

I could have sworn that I saw a sample form online before for giving notice that lease expires in 1 month etc... but Google is not being my friend :(

If anyone has any such sample form i'd be grateful i I could get a copy!

Once the tenant has been in occupancy for 6 months they acquire Part 4 rights, which gives them the right to stay in the property for a minimum of four years. The tenant is also able to decide which type of lease is most suitable to him, a fixed term, for security, a Part 4 for less security but ease of breaking, or a periodic lease (month to month lease) for its simplicity and ease of leaving.

However, as your lease is a six month lease, IMO, they fall short by one day of acquiring the Part 4 rights. But, you should have advised the tenant before the lease started that it would not be renewed after the six months.

If the tenant has been good, paid on time etc, personally, I would agree to continued occupancy with a periodic lease which can have all the terms of the fixed term lease except anything to do about terminating the lease.
If the tenant has not been a model tenant, it is much easier for you to terminate the lease and evict the tenant. Also, if you happen to find another good tenant, willing to sign a fixed term lease, you could terminate the Periodic lease and install the new tenant.

Long story short - I met with the tenant and they signed another 6 month fixed term lease.

The tenants are excellent, pay their rent EARLY and always have the apartment in top-notch condition (i've had to enter the apartment a few times (with their knowledge) to put up mirrors etc) so you'll understand why I wanted to keep them.

Anyhow, all seems well for now
