Tenants in breach of contract, legal action in motion

Hi again everyone,
As some of you will be aware my Dad has died recently and we are trying to resolve the many issues left behind.

A primary cause for concern is his tenant on his commercial site-a lockup used by motor mechanics to carry on business

They have overstayed their lease (ran out end of september 07-after 2 years 9 months on the site), failed to pay rent due, as well as electricity bills and we (my dad was) are now suing them for the lost earnings etc. as well as instigating ejection proceedings with a barrister.

I don't have a full handle on it as I'm getting all this from the correspondence from my dad's solicitors that we found in his office. He did speak to me about this aspect of his life though as he was under tremendous stress and he even discussed it with his GP (unlike my dad). he ended up dying of a heart attack so you can imagine how I feel towards these individuals.

Anyway-we must keep it nice and legal and get them out now.

I will ask my dad's solicitor all these questions when i get an appointment but if anyone here could give an opinion as to what the next steps are, how long realistically are we from getting a bailiff in to physically remove them etc.? He mentioned something about being perfectly in our rights to cut the electricity supply to the unit as it's on our bill and he just pays a portion based on a meter my dad had installed in his unit.

Any thoughts-plenty of angles I haven't thought about I'm sure.
