Tenants are fine but Letting agent is nightmare! Recourse: SClaims, PRTB, Gardai etc?

Hi,
I've been using a letting agent to manage my property in Dublin and while the tenants have been fine, dealing with the agent has been a total nightmare.

Firstly they have never forwarded the deposit on to me despite repeated phone calls and emails, and now recently there was a problem with the standing order for the rent and the tenant paid cash to the agents (he has a receipt) but the agents have kept it.

It's impossible to get anywhere with the agents they don't return phone calls, refuse to say anything about the money and constantly duck the issue.

Obviously the agents are no longer managing the property but the question is what's my next step to get my money back? Small Claims, PRTB, Gardai?

Any advice appreciated.

get in touch with excise and see if the agent is licenced. If not, report him, then tell the landlord that you are going to report him.

If he is licenced, tell him that you will be objecting to the renewal of the licence next June.
